Applying
How to apply at The Cypress
Three steps: see a home, pick it, apply online. The fee and the screening are listed here in full, so there is nothing to discover at the end.
The steps
- Tour. Use the Book a Tour button on any page, or call 515-393-4663 and a person picks up. Every tour happens on site, so you walk the home and the grounds before anything else.
- Pick a home on the availability page, which lists every open unit live from our management system with its real price, tagged Cypress I or Cypress II.
- Apply online from that unit's listing. It only takes a few steps.

Fees, deposit and screening
- The application fee is $40 for each applicant.
- Security deposit: set per home; call for the current terms. After approval, placing the deposit within 48 hours holds the home.
- Income: at least three times the monthly rent, with six months of income history.
- Rental history and a background check, reviewed case by case; an eviction filed in the last two years is an automatic denial.
- Where a home also needs a credit check, its listing says so up front.
- Renters liability coverage of at least $100,000 is required; the property has a policy you can be enrolled in if you do not carry your own.
- Pets: cats at both properties, small dogs in many homes, with vaccination records, a pet deposit and a monthly pet fee.
Expect a decision in two to four business days. You will find the complete screening criteria on the FAQ, drawn from the standards Kouri Management publishes.
After you move in
You pay rent and file maintenance requests online through the resident portal. Most homes here are two-bedroom, one-bath, about 860 square feet, with a stove and refrigerator included. Renovated homes have new kitchens and baths; classic homes keep their finishes and rent for less; Cypress II also has a few 430-square-foot one-bedrooms. Current rents sit on the availability page.
Questions people ask
How much is the application fee at The Cypress?
$40 per applicant.
How much is the security deposit?
It is set per home; call the leasing office for the current terms. Within 48 hours of approval the deposit is due, and that is what reserves the home.
What does it take to qualify?
Three times the rent in income over the last six months, a steady rental record, and a background check. A credit check applies to some homes as well. The full criteria are on the FAQ.
Do I need renters insurance?
Liability coverage of at least $100,000 is required. If you do not have your own carrier, you can be enrolled in the property's liability policy; ask the leasing team what that costs.
Can I apply online?
Yes. Pick any open home on the availability page and use the apply link on that listing; it takes a few steps.
