How much is rent at The Cypress?

Two-bedrooms currently rent for $897–997 a month, classic finishes at the lower end and freshly renovated at the upper, and the occasional one-bedroom rents for less. Every open unit and its exact price is on the availability page. It pulls live from our management system, so what you see is what's real.

What does it cost to apply and move in?

The application fee is $40 per applicant. Once you're approved, you'll have 48 hours to place the security deposit, which takes the home off the market and holds it for you. Call 515-393-4663 for current deposit terms.

What's the difference between Cypress I and Cypress II?

About half a mile. Cypress I is at 3909–3913 Hubbell Ave and Cypress II is at 4210–4214 Hubbell Ave: 54 homes each, same management, same standards. Cypress I is all two-bedrooms; Cypress II mixes in a few one-bedrooms. Every unit on the availability page is tagged with which property it's at.

What do the apartments come with?

Most homes are two-bedroom, one-bath, 860 square feet, with stove and refrigerator included. Renovated homes add new kitchens, new flooring, ceiling fans, and refreshed baths.

Do you have one-bedrooms?

A few. Cypress II has a handful of 430-square-foot one-bedrooms that rent for less than the two-bedrooms. They don't open often and they go fast. Call 515-393-4663 and we'll tell you when the next one is coming.

Is there parking?

Yes. Both properties have their own off-street resident parking lots.

What's the neighborhood like?

You're on the east side's main artery, with everyday errands up and down Hubbell Avenue. The Iowa State Fairgrounds are a few minutes west, Copper Creek Lake a few minutes east, and Grand View University is close by. Downtown Des Moines is about ten minutes one way, and Altoona, home to Adventureland and the Outlets of Des Moines, is about ten the other.

What shopping and restaurants are nearby?

Everyday errands run up and down Hubbell Avenue: groceries, gas, and plenty of places to eat. Ten minutes east in Altoona you get the big-box cluster and the Outlets of Des Moines, and downtown Des Moines is ten minutes the other way.

Why do people choose The Cypress?

Choice, mostly. Two properties a half mile apart mean more homes to pick from, and two finish levels mean you decide whether the budget or the new kitchen wins. The homes are clean and spacious, the same on-site crew takes care of both properties, and Hubbell Avenue puts downtown and Altoona each about ten minutes away.

Are pets allowed?

Cats are welcome everywhere. Small dogs are welcome in many homes; check the pet policy on the unit's listing, or call and ask. Pets need up-to-date vaccination records, and a pet deposit plus a monthly pet fee apply.

Do I need renters insurance?

A liability policy with at least $100,000 in coverage is required. Renters insurance that includes liability works; if you don't have your own carrier, you're enrolled in the property's liability policy automatically. Ask the leasing team what that costs when you tour.

How do I see one?

Call 515-393-4663 or use the Book a Tour button to schedule a tour, or request one from any unit on the availability page. Tours are in person. Come walk the home and the property before you apply.

What does it take to get approved?

We screen every application the same way. Three things, in this order:

  • Income. At least 3× the monthly rent, with six months of income history and documentation: recent pay stubs, or an offer letter if you’re starting a new job.
  • Rental history. Consistent history and good references from previous landlords. An eviction filed in the last two years is an automatic denial; older ones get a manual review.
  • Background. A criminal background check, evaluated case by case.

Some homes also require a credit screening; the listing will say so. A score of 650+ meets it, 550–649 gets a manual review, and below 550 doesn’t qualify. The application fee is $40, applications process in 2–4 business days, and once approved you have 48 hours to place the deposit that holds your home. Come prepared and it all moves fast.
